Who is Joanne?

Joanne Bowmer SOC.Lc, PF.NALP, Q.Inst.Pa, E.C.Dip,

Director, Consultant Property Lawyer & Head of Military Property

Joanne is a highly experienced property law professional with more than 20 years’ experience in the legal sector. Beginning her career as an office junior, she progressed through dedication, hard work, and part-time study to qualify and build a successful career in residential property law.

Over the years, Joanne has worked within both large established firms and smaller boutique practices, giving her broad experience across a wide range of residential property matters. Her expertise and leadership led to her appointment as Head of Conveyancing at Workington's oldest law firm, where she managed conveyancing teams and oversaw complex residential transactions. This depth of experience enables Joanne to provide practical, commercially focused advice tailored to each client’s individual circumstances.

Originally from Newcastle upon Tyne, Joanne is now based in the picturesque Lake District. She remains committed to continuous professional development and is currently undertaking a Master’s degree in International Law with a particular focus on the law of warfare and armed conflict, further expanding the services she is able to offer clients.

Joanne has built a strong reputation for professionalism, clear communication, and a genuinely client-focused approach. Much of her work comes from returning clients and personal recommendations, reflecting the trust and long-term relationships she has developed throughout her career.

Joanne has also developed a recognised specialism in military conveyancing, regularly supporting serving personnel, veterans, reservists, and military families with residential property transactions. These matters often involve tight deadlines, relocations, Forces Help to Buy schemes, and additional complexities unique to service life.​

 

This specialist focus is underpinned not only by Joanne’s professional expertise, but also by a genuine personal connection to the armed forces community. Joanne is married to an Army veteran, and their relationship has spanned both military service and civilian life. With close family members also currently serving, she has first-hand understanding of the unique pressures, uncertainty, and frequent relocations that military families often face.​

 

Joanne has particular expertise in unregistered property, a niche area requiring careful analysis of historic paper title deeds. A skill she has developed over many years and one that is increasingly rare in modern conveyancing practice. Her interest in historic property matters is deeply rooted, having grown up in a family of historians, which fostered an early appreciation for historical research, detail, and the stories behind old documents and buildings.

She is highly experienced in investigating complex chains of title, interpreting historic conveyancing documents, and resolving issues arising from older or unusual property arrangements. Her experience also extends to a wide range of unusual and specialist leasehold matters, from Tyneside flat arrangements, to properties subject to ecclesiastical law and oversight by the Church Commissioners. Joanne is well versed in dealing with the practical and legal complexities that can arise from these unique forms of ownership and enjoys tackling matters that fall outside standard conveyancing practice.

 

Joanne’s expertise and commitment to client service have been recognised through multiple industry awards. In 2023, she was awarded Best Cumbrian Property Lawyer in the Best of the Best Awards, followed by Business Consultant of the Year at the British Business Awards – Women in Business in 2024. In 2025, JB Property Law received two further honours at the SME Legal Awards in recognition of both legal excellence and client service.

 

Joanne is also an active member of several professional organisations, reflecting her continued commitment to professional standards and development within the legal sector.
