You will have a dedicated, named lawyer handling your sale from start to finish, giving you continuity, accountability and peace of mind throughout the process. Unlike high-volume firms where your matter may be passed between different teams, your lawyer will know your file in detail and be there to guide you at every stage.

We believe communication should be straightforward and accessible. You will be provided with your lawyer’s direct dial, mobile number (with the option to communicate via text or WhatsApp) and email address, so you can get in touch in a way that works best for you. Whether you have a quick question or need more detailed guidance, we are easy to reach and responsive when you need us.

We also understand that life doesn’t always fit into standard office hours. That’s why we offer bespoke appointment times, including out-of-hours where needed, so you can speak to us at a time that suits you.

Our service is built on transparency and clarity. We offer clear, fixed fees with no hidden surprises, along with straightforward explanations of costs from the outset, so you always know where you stand.

What Does Selling a Property Involve?

Selling a property is the legal process of transferring ownership to a buyer. While your estate agent will handle marketing and agreeing the sale, we manage the legal side of the transaction. The key stages usually include:

  1. Instruction & Initial Information
    Once instructed, we open your file and ask you to complete property information forms.

  2. Preparing the Contract Pack
    We prepare and issue the draft contract, title documents and supporting paperwork to the buyer’s solicitor.

  3. Enquiries
    The buyer’s solicitor will raise enquiries about the property. We work with you to respond fully and accurately.

  4. Negotiating & Agreeing Terms
    We deal with any legal issues that arise and ensure the contract terms are agreed.

  5. Exchange of Contracts
    Once all parties are ready, contracts are exchanged and a completion date is fixed.

  6. Completion
    The sale completes, funds are received and keys are released to the buyer.

  7. Post-Completion
    We redeem any existing mortgage and account to you for the sale proceeds.

Timescales – What to Expect

A typical sale takes around 8–12 weeks, although this can vary depending on the circumstances.

Factors that may affect timescales include:

  • Whether there is a chain and how quickly all parties can proceed

  • The speed at which enquiries are raised and answered

  • The buyer’s mortgage arrangements and lender requirements

  • The complexity of the property, particularly for leasehold or unusual titles

 

Some transactions progress quickly, while others may take longer where additional information or coordination is required.

Our role is to keep the process moving, deal with issues proactively and keep you fully informed throughout. We will provide realistic expectations and regular updates, so you are never left unsure about progress.
