You will be provided with your lawyer’s direct dial, mobile number (with the option to communicate via text or WhatsApp) and email address, so you can get in touch in a way that works best for you. Whether you have a quick question or need more detailed guidance, we are easy to reach and responsive when you need us.

We also understand that life doesn’t always fit into standard office hours. That’s why we offer bespoke appointment times, including out-of-hours where needed, so you can speak to us at a time that suits you.

Our service is built on transparency and clarity. We offer clear, fixed fees with no hidden surprises, along with straightforward explanations of costs from the outset, so you always know where you stand.

What Does Buying a New-Build Involve?

New build conveyancing differs from a standard purchase, as you are often buying a property that is not yet built or only recently completed.

The process typically includes:

  1. Instruction & Initial Setup
    We open your file, carry out identity checks and review the developer’s contract pack.

  2. Reviewing the Developer’s Documentation
    We carefully review the contract, plans, specifications and estate documentation.

  3. Raising Enquiries
    We raise enquiries with the developer’s solicitor to clarify any legal or practical issues.

  4. Exchange of Contracts
    Developers often require exchange within a short timeframe (sometimes 28 days), even if the property is not yet finished.

  5. Construction Period
    There may be a gap between exchange and completion while the property is built.

  6. Completion (on Notice)
    Once the property is ready, the developer serves notice and completion takes place shortly after.

  7. Post-Completion
    We register your ownership and any mortgage at HM Land Registry.

Timescales – What to Expect

New build transactions can vary significantly in timescale.

  • Exchange of contracts is often required within a short period (commonly 28 days)

  • Completion may take place weeks or months later, depending on build progress

 

Factors affecting timescales include:

  • The stage of construction at the time of reservation

  • Mortgage offer validity periods

  • Developer readiness and notice to complete

  • Any legal or planning complexities

 

Because of this, new build transactions often involve a split timescale — a fast exchange followed by a longer wait for completion.
