JB Property Law was founded in 2022 with a clear purpose: to provide a more responsive, client-focused approach to residential conveyancing. We recognised a gap in the market for a service built around communication, transparency, and efficiency. Our philosophy is simple. We are lawyers first and business owners second, and that principle underpins everything we do.
Alongside our core residential conveyancing services, we have developed a recognised specialism in military & armed forces conveyancing, regularly acting for serving personnel, veterans, and military families. This is not simply a professional focus; supporting the Armed Forces community is personal to us. Our founder, Joanne, is married to an Army veteran, and their relationship has spanned both military service and civilian life. With close family members also currently serving, we have first-hand insight into the unique pressures, frequent relocations, and time-sensitive transactions that often accompany service life.
Joanne personally handles all military client matters from start to finish, ensuring clients receive continuity, specialist knowledge, and direct support throughout their transaction.
For standard residential conveyancing matters, clients are supported by our dedicated residential property department, overseen by a Senior Conveyancer and supported by an experienced team of lawyers and conveyancing support staff. This structure allows us to provide an efficient, organised, and highly responsive service across all transaction types.
We understand the importance of clear communication, reliability, and practical legal support during what can already be a demanding time. We are also proud signatories of the Armed Forces Covenant, reflecting our genuine commitment to supporting serving personnel, veterans, and military families. We understand the unique pressures and frequent relocations that military life can bring, and we aim to provide practical, approachable advice with fairness, understanding, and flexibility at the heart of our service..
JB Property Law operates through Carbon Law Partners on a consultancy basis, rather than as a traditional high-volume conveyancing firm. This structure allows us to maintain a more manageable caseload, giving every client the time, attention, and personal service they deserve.

Joanne is a Director and head of the Military Property department.
Joanne is a highly experienced award winning legal professional with over 20 years in the legal sector. Beginning her career as an office junior, she has progressed through determination & dedication.
Her career has spanned both large, well-established firms & smaller, boutique practices, giving her a broad & well-rounded perspective on residential property law. This depth of experience allows her to provide practical, informed advice tailored to each & every client’s individual circumstances & requirements.
Joanne founded JB Property Law in 2022 to offer support to armed forces families that often get overlooked in standard residential property tractions due to their unique circumstances.
Bella
Head of Shredding
They say every home should have a pet and we believe every office should too. At JB Property Law, we are joined by Bella, our much-loved 7-year-old Pugzu (a charming cross between a Shih Tzu and a Pug—something we also had to learn!).
Bella plays an important role in the team as our unofficial Head of Shredding and Tea Breaks. When she’s not busy snoozing in her favourite spot, you may occasionally hear her offering her thoughts in the background.
As our smallest team member, Bella certainly has a big personality and brings a warm, friendly presence to the office—something our clients (and team) truly appreciate.
Aimee Summers
Consultant Conveyancing Executive & Head of Residential Property
Aimee heads up the non-military residential property department. Aimee oversees the firms standard residential property transactions.
Aimee joined the firm in 2026.
